One of our regular customers, a private landlord managing a 2 bedroom rental property in Pimlico (SW1), was facing a tight 3 day window before her new tenants moved in. To legally let her property she was required her to provide three safety and energy documents to the letting agent:
EPC (Energy Performance Certificate): Required every 10 years to ensure an E rating or above.
EICR (Electrical Installation Condition Report): Required every 5 years.
GSC (Gas Safety Certificate / CP12): Required annually.
The Challenge
Normally, organising 3 landlord certificates at once means sourcing, vetting and booking three separate tradespeople: an approved electrician, a Gas Safe registered engineer, and a domestic energy assessor.
Finding a landlord certificate company that has all of the right registrations can be tricky. Companies that carry out all of the certificates need to be Gas Safe Registered, NICEIC registered and associated to an EPC Register. There are a handful in the country that have all of these certifications.
For our regular customer, this meant multiple phone calls, conflicting schedules and taking three separate days off work for property access and paying three individual call out fees.
