What is an EICR?
An EICR checks the condition of the electrical wiring throughout your property and checks if an installation meets current safety standards – BS7671. Once the inspection is completed you are issued with an electrical certificate or an Electrical Installation Condition Report (EICR). This document will outline whether your installation is satisfactory, or whether any issues have been found.
It identifies potential issues or non compliance with current regulations helping to prevent electrical faults, fires and shocks.
Landlords are legally required to get an EICR certificate check at least every 3-5 years to comply with rental safety regulations while homeowners and businesses benefit from routine checks to ensure safety and efficiency.
Since 2020 when the Electrical Safety Standards in the Private Rented Sector (England) Regulation came into effect, it became compulsory for all rented properties to have an EICR carried out at least every 5 years. The EICR is mandatory to ensure installations are up to standard and in good working order. It is a requirement for all types of properties, flats, houses and blocks.

Hazards found During an EICR
During an EICR hazards are categorised as C1 – Immediately Dangerous , C2 – Potentially Dangerous, C3 – Improvement Recommended and FI – Further investigation needed. Obvious signs of a C1 are exposed live cables that are dangerous to touch and need immediate rectification. C2’s are high risk findings such as broken sockets, damaged cable insulation or incorrect fuse/circuit protection. An example of a C3 would be not having an RCD in the fuse box, unsupported cables or an outdated fuse box. FI means that further investigation is needed to find the source of a problem, an example would be intermittent tripping or inaccessible areas that cant be tested. Will Your EICR Pass or Fail?

Your Certificate will pass if there are no C1 immediately dangerous, C2 potentially dangerous or no FI further investigation needed in the electrical installation. C1 or C2 faults need to be addressed within 6 weeks of the certificate being carried out and remedial works can be booked with us for immediate rectification. A C3 categorisation is assigned to a recommended improvement however is not immediately dangerous. It is important for homeowners and landlords to address C3 observations over time and ensure they are not overlooked.

What to Expect During the EICR Certificate Inspection
