What is an EPC Certificate?

As a landlord or homeowner there is an obligation to provide an EPC to buyers or tenants every 10 years.

An Energy Performance Certificate will rate a property’s efficiency on a scale of A (most efficient) to G (least efficient). The certificate also will provide information on where changes can be made to increase the property’s energy efficiency.

All EPCs are valid for 10 years unless any changes are made relating to the efficiency of your property, in which case, you need an updated EPC. Examples of this are LED lighting, Solar Panels, Heat Pumps or insulation.

What the engineer checks during the EPC assessment.

To evaluate the energy efficiency of your property and generate an EPC Certificate, we will check various features of your property including:

✅ Loft insulation
✅ Heating Systems
✅ Windows and glazing
✅ Property Dimensions
✅ Internal and external wall Insulation
✅ Heating control systems
✅ Radiator valves
✅ Energy efficient lighting
✅ Draft proofing
✅ Gas and Electrical Meters
✅ If solar panels have been installed
✅ Celing heights
✅ Ventilation systems

Our engineers will carry out the inspection quickly and non intrusively.

How Long Does an EPC Last?

Once you obtain an EPC, it will stay valid for 10 years, however if you make significant changes to your property, i.e improvements to energy efficiency by adding solar panels, fitting new insulation, or making upgrades to the heating system, then we recommend you update your EPC. This should be done to reflect the improved performance of your property which can help increase value.

Who needs an EPC?

You will need a valid EPC if you are:

🏠 Selling your home
📋 Renting out
📞 You’re a property manager
💷 Applying for any green home grants or financing
🏢 A commercial landlord

FAQ’s

What exactly does an assessor inspect during an EPC survey?

Our accredited energy assessor will examine physical, structural and mechanical elements that impact utility consumption. This includes checking loft and wall insulation, heating systems, radiator valves, boiler controls, windows, draft-proofing, energy-efficient lighting and ventilation. The interior dimensions and ceiling heights are also measured to calculate the property’s size.

Do I need a new EPC if the 10-year validity hasn’t expired yet?

Legally, your certificate is valid for 10 years and can be reused across different tenancies or buyers. However, if you complete efficiency renovations like installing solar panels, upgrading to an energy-efficient boiler, adding double glazing or fitting new wall insulation, you should request a fresh EPC assessment to officially document the improved rating and boost your property’s resale value.

How do the upcoming 2030 Minimum Energy Efficiency Standards affect London landlords?

The UK Government has confirmed mandates requiring all non-exempt private rented sector properties in England and Wales to achieve a minimum EPC Band C by 2030. Letting your property slip below this requirement will bar you from legally renting it out or marketing it to prospective tenants. Acting early protects your rental yields and prevents a bottleneck of contractor demand as the deadline approaches.

How much can a higher EPC rating actually save my tenants on bills?

Energy efficiency directly correlates to property running expenses. According to energy tracking data, a typical home rated EPC Band C costs roughly £750 a year less to heat and light than a drafty property stuck in Band E. Properties with high ratings (Bands A and B) can cost up to 27% less to run annually than properties rated D or below, heavily appealing to modern London renters facing high utility costs.

What is the fine if I market a London property without a valid EPC?

efore a house, flat, or commercial space can be legally marketed for sale or let, an EPC must be in place. Failure to provide an Energy Performance Certificate to potential tenants or buyers can result in automatic civil penalties of £200 per residential breach, issued directly by local authorities or Trading Standards officers.

If I already have an EPC Band C, do I need to get a new assessment before 2030?

No, thanks to “grandfathering” rules. If your rental property secures a valid EPC Band C under the current system, that certificate is officially recognized as fully compliant until its standard 10-year expiry date. You do not need to rush out and get a new Home Energy Model assessment until your current certificate naturally runs out or you make significant structural changes to the property.

Are listed buildings and heritage properties in London exempt from needing an EPC?

Not automatically. This is a common misconception among London property owners. While older or listed buildings can claim an exemption if the required energy improvements (like double-glazing or external wall insulation) would unacceptably alter their architectural character, you must still instruct an assessor to verify this. If the adjustments cannot be legally done, a formal third-party consent or negative impact exemption must be registered to avoid penalties.

Can a tenant legally demand to see the EPC before signing a lease?

Yes, absolutely. Legally, landlords or letting agents must show a valid Energy Performance Certificate to any prospective tenant free of charge the moment the property is marketed or an inquiry is made. If you fail to provide a copy on move-in day, not only face local council fines, but you also risk compromising your legal positioning should a tenancy or eviction dispute arise later down the line
