Do landlords need EICRs in London?

To protect your tenants, and yourself as a landlord, an electrical inspection and certificate is highly recommended every three to five years. It is important to prove that you have taken reasonable steps to ensure that your tenants are safe, and not at any risk from electrical faults.

We recommend having a full electrical inspection every three to five years, depending on your previous inspection and the age of your installation. This inspection checks the condition of your property’s wiring and makes sure the installation meets current standards. After the inspection, you will receive an electrical certificate detailing any issues found.

Landlord electrical safety certificates are essential for protecting your tenants and demonstrating that you have taken the necessary steps to ensure their safety.

Once the electrical report has been completed our electrician will issue you with an Electrical Installation Condition Report (EICR). It will state if the electrical installation is satisfactory or if any remedial work is required to ensure it meets current safety standards.

What to expect when the engineer arrives

Items Covered In Your Electrical Report

We test the fuse box (consumer unit), sockets, lighting, earthing, and bonding in domestic properties. If you need additional items inspected, please inform us before the certification so we can include them in the testing. Please let us know if there are more than 10 circuits (circuit breakers) or multiple consumer units/fuse boxes in the property as this will affect the price of the certificate and the time needed in the property.

The electrical certificate or EICR is different to an electrical installation certificate. Generally the engineer who has installed the wiring or fuse box would need to provide the installation certificate via their governing body to show the installation has been made in accordance with BS7671. We can only provide an electrical installation certificate for a installation we have contracted to carry out.

Please note that accessories connected to the electrical system, such as plugged-in or externally attached items, are not covered unless specifically requested. If your report is unsatisfactory and you need more information, feel free to call us—we’re happy to help. We test a sample of circuits (10%) to obtain the necessary readings. If you require a full test of every point, let us know, and we’ll arrange it for you.
