The cost of an EICR depends on the type of certificate you are having carried out. There are multiple types of electrical certificates known as EICRs. From visual electrical inspections to landlord electrical certificates to 100% electrical testing, which involves removing every single point to verify the integrity of every accessory and cable attached to the installation.

Cost of A Visual Electrical Inspection

A visual electrical inspection involves a basic check of the electrical installation without testing it fully. It involves looking at the installation to check for any visible signs of wear such as heat damage, holes that allow fingers to access and the condition of sockets, switches and lighting points. A visual inspection does not involve opening components and are usually quick and simple to complete, less disruptive. A more in depth EICR, of course is more comprehensive.

Cost of a Landlord Electrical Safety Certificate

A landlord electrical safety certificate involves a visual inspection plus the addition of checking inside the fuse box or consumer unit and a check of selected accessories attached to the installation. After the visual inspection the engineer will usually check inside the consumer unit for any signs of scorching, heat damage or anything that stands out as obviously wrong. An important part of the fuse box check is making sure the cable size is appropriate for the size of the MCB. The MCBs job is to restrict overcurrent and overpowering of a circuit. This could lead to overheating and damage to the insulation of the cables. Making sure the cable size matches the MCB is vital to the protection of the electrical system.  Once the engineer is satisfied they will move on to the live and dead tests more of which can be found here : The Ultimate Guide to Electrical Safety Certificates .

Cost of a full 100% Electrical Check

A full 100% electrical check can be carried out as part of a purchase of a property or if there is a major fault that cannot be sourced. Each individual point in the property is opened and tested. There will be a test carried out on every single point along with all lighting points opened and checked for integrity. Depending on the size of the property this type of certificate will take a minimum of a day and in larger properties can take 2-3 days to complete. The engineer will begin by making all points accessible, this might mean moving around parts of your furniture in order to access all areas. The fuse box will be opened and each circuit fully inspected before moving on to the electrical points on the circuits. All of the testing should be backed up by picture evidence in order to verify any faults found in the system.
